Request documents that describe actual work

Ask for recent plumbing invoices, water-heater installation information, applicable permits and final inspections, and any sewer camera report. A receipt for equipment is not necessarily a record of who installed it or whether related work was inspected. Look for dates, addresses, and a clear description of the completed scope.

If a sewer inspection is supplied, ask what length was inspected, whether the recording is complete, and whether any limitation was noted. An old report should not be treated as a current guarantee. A documented repair is more useful when its location and reason are recorded.

Make a list of unresolved questions

Note missing model information, unexplained water staining, a reference to recurring backups, or unfinished permit records. Bring those questions to the inspector or relevant specialist. Do not open walls, operate unfamiliar valves, or test equipment in a property without appropriate permission.

Keep the closing file useful afterward

If the purchase proceeds, retain the records with the provider names, warranties, and a safe water shutoff plan. Ask what maintenance the installed equipment actually requires. The goal is a usable baseline for ownership, not a stack of papers that no one can connect to the current equipment.
