Coordinate plumbing work in a condo

Before treating a plumbing problem as private unit work, ask the manager or association whether the relevant pipe, valve, or equipment is shared. The location of a wet patch does not establish ownership. Building documents and an actual assessment may be needed to determine who can authorize access and repair.

Identify the shared constraints

Ask whether work needs a building water interruption, access through another unit, or entry to a common mechanical room. Confirm who schedules those arrangements and informs affected residents. A private appointment made without that coordination may reach a locked room or an unavailable shutoff.

Describe the problem to management in concrete terms and include its timing. If another unit reports moisture, keep the reports distinct until the source is established. Do not assume the upstairs resident caused a leak simply because water appears below their room.

Put permissions beside the scope

The provider's proposal should identify what it needs to inspect or open. Ask who approves destructive access and who restores the surface afterward. Association approval, municipal permit requirements, and an individual owner's authorization may be separate matters. This site cannot determine which document controls your building.

Arrange the handover for more than one person

At completion, confirm that the responsible manager receives the findings, any shared-system changes, and the remaining restrictions. If the work affects another unit, coordinate restoration and access through the appropriate parties. Keep the permit and inspection record where applicable.

Do not operate a common shutoff or enter restricted equipment areas yourself. For active hazards, use the appropriate emergency response and notify management from a safe place. For a planned repair, the written-scope checklist helps keep each company's responsibilities clear without assuming that one unit's invoice covers all building repairs.
