Read a plumbing estimate line by line

A number at the bottom of a proposal is meaningful only when the work above it is clear. Compare written estimates for the same problem and intended result. The Illinois Attorney General's home-repair guidance recommends written estimates and checking the contractor's identity and contract terms.

Separate the visit charge from the repair

Ask whether the first charge buys diagnosis, clearing, a limited repair, or only a visit. Find out what happens when access is unavailable or the first method does not work. A quoted assessment is not automatically a fixed price for every repair that might be discovered.

Look for the diagnosis or the question still being investigated. The scope should name the line, fixture, equipment, or area involved. “Plumbing work” leaves too much unexplained when a proposal could include anything from a valve repair to excavation.

Compare what is included and excluded

Check parts, labor, removal, disposal, access openings, permits, inspection coordination, and restoration. Ask whether another trade is needed and who hires it. If a wall must be opened, determine who patches and finishes it. An exclusion is not necessarily unreasonable, but it must be understood before it becomes your unexpected next project.

Put payment and changes in the same conversation

Read the payment schedule, cancellation terms, and warranty documents. Ask how a newly discovered condition will be priced and authorized. Do not rely on a verbal assurance that “anything extra will be small.” Use a written change record when the agreed work changes.

When immediate safety work is necessary, the scope may be limited to stabilization. Record that limit and discuss permanent work separately. This guide helps organize questions; it does not determine whether a contract is legally sufficient or replace legal advice about a dispute.
