Document water damage without entering danger

Preserve what you can safely observe, but do not enter water, touch wet electrical equipment, or stand under unstable material to obtain evidence. A photograph is never worth an exposure. The immediate source, the damaged materials, and an insurance question are separate matters even when they arise from the same event.

Observe.
Ask.
Decide.
Information and referral guidance. For a provider call, confirm the business and address coverage. Our role.

Make a short timeline

Record when you noticed water, where it first appeared, and any action taken. Include a utility report, known shutoff, provider visit, and changes in the visible condition. Use plain observations. A time-stamped image may help, but do not alter an original and then present it as an untouched record.

Photograph from a safe dry position and avoid including private documents, keys, or access codes. Keep the original files privately. This website has no upload facility. Ask the actual provider, insurer, or other responsible party how to send records before sharing them.

Give each task its own owner

Ask the plumbing provider to document the source found and the work performed. Ask separately who is evaluating contaminated materials, drying, electrical equipment, and restoration. EPA damaged-building guidance highlights hazards that can remain beyond a stopped leak.

Let the insurer answer coverage questions

Contact the insurer directly about required records, mitigation instructions, and policy terms. Do not assume a loss is covered because it involves plumbing, or that a contractor's statement decides the claim. Keep estimates and invoices with the incident timeline and communications.

For a shared building, notify the owner or manager about affected areas without assigning blame before the source is assessed. Save their response and access arrangements. Gurnee Plumbing Decisions does not inspect damage, calculate a loss, decide liability, or guarantee reimbursement. The goal of this record is a clear factual account that qualified parties can use.
